Mike did a great job of helping us develop a sales and promotions plan for our house, and also did a great job guiding us in the preparation for getting the house on the market. Our house was somewhat unique given the neighborhood and he recognized that we would have to develop a targeted marketing campaign. Mike's team generated the traffic and interest that resulted in our securing a buyer and obtaining a good price for our home. Having heard so many horror stories about the pitfalls of the short sale process, I am so grateful for the outstanding service of Mike Lefton. Mike is an absolute professional simply on top of every detail. Thanks to his persistence, experience, and hard work, the short sale process was just a breeze, worry free and painless. I was very impressed by how Mike priced the home right in order to expedite the sale, and I was even more impressed with his persistent efforts with the bank that helped the deal just fly through. He handled every single aspect of the process diligently: from negotiating with the lender to finding potential buyers and dealing with the actual buyer as well as the existing tenants. Beyond the speed by which the process occurred, Mike is very thorough, quickly answers all communication, and will always give straight answers, never BS. With his great competence, I was able to trust him during the whole process. My only regret was not hiring him earlier!

Here is our testimony on how great you helped us:

Nowadays are difficult time, specially in real estate and foreclosure is a sad reality for many people. We were faced with that difficult situation. We knew that we could no longer keep the property and bank was about to foreclose it. We had two choices, either to have the property foreclose it or we need to short sale the property. We had also heard horror stories how the other short sales were gone bad and the properties had to be foreclose eventually. However, we did our homework, we made a list of real estate brokers that were specialized in short sales and we made appointments with them and talked with the brokers. Mike was one that seemed to have great knowledge about how the short sale works. Once we had Mike as our broker, our problems started to go away. He contacted with banks, provide us with the list of documents required by the banks and he started negotiating with banks about the short sale. Within two months, Mike negotiated with banks, appraised the property, found buyer, convinced the bank to accept the offer, closed the escrow and finally recorded documents.

If you need a short sale broker, Mike is it. Trust in him and he helps you through the difficult times of the short sale.

This thank you is long over due, it may be a little long winded but this is how I truly feel about my real estate experiences with you.

10 years I called several realtors whose name I obtained from the listing on the houses I was interested in seeing. Mike Lefton called me back within hours, the other realtors called a couple of days later or not at all. The following day I personally met Mike, when I first saw him I was a little hesitant in trusting him with such an important task of finding me a home. He looked so young!
