Getting Ready to Sell Your Home

Every homeowner wants their home to sell fast and for top dollar. Knowing how to spruce up your home is part of the battle. The other half is figuring out if you have too much furniture, the wrong type or a bad arrangement, and whether it's worth making repairs or staging your home to transform that house an irresistible and desirable property for potential buyers.

  • De-personalize. Buyers will not be able to see past your personal artifacts and style. You want the buyers to imagine themselves in your home.
  • De-clutter. Clean homes sell quickly. Think about this: if you haven’t used it in a year or more, you probably don’t need it. Getting rid of some of your personal clutter is a nice way to get a jump on your packing.
  • Disassociate yourself from your home. Start thinking of it as a product to be sold instead of all the emotional memories associated with the home. Make a mental note that, soon, this house will no longer be yours anymore. Go through and say "goodbye" to the home and take the memories with you to your next destination.
  • Rearrange or get rid of too much furniture. You want to showcase your home in the best way possible, not over saturate the space with your belongings. Buyers want to imagine how THEIR belongings will fit in with your home. You also don’t want to block spaces or paths. You want the purpose of every room to be clear – a bedroom is a bedroom instead of a storage space and a dining room is a dining room instead of a gym.
  • Remove and replace favorite items that are not being sold with the home. If you wish to keep window coverings, light fixtures, recreation items, etc. with you – REMOVE them and replace them with something comparable or not at all. If buyers think that something is included, once you tell them they can’t have it, the deal can take on a negative note. Make sure to note what appliances will not be included in the sale when you prepare the listing paperwork.
  • Check your curb appeal. First and foremost: make sure visitors can read you house number from both the curb as well as on the home itself. Go outside and view your home as if it was the very first time you’ve seen it. Spruce up or cut away any plants that will take away from the home’s charm. Make any repairs that might be needed.
